66 Milby Lane is identified as Tax Parcel 26-156C. Site area is 0.243 acres and dimensions
are 126.17 feet by 100 feet and includes a portion of Milby Lane, which runs along the
northern boundary of the site. It is designated as “Parcel 3” on a plat dated July 17, 1990, by
John T. Ward, LS. Existing site improvements consist of a gravel driveway (Milby Lane), a septic system and a
waterline. Other improvements consist of a duplex structure and a wood frame storage shed.
Per septic permit, the residential structure was built in 1955. The duplex structure appears to be a cinder block structure, with vinyl siding and an A-frame roof system. The building has a wood frame roof system and floor system over a crawl space
foundation. The building is 58 feet by 25 feet or 1,446 square feet. The layout is a duplex,
with each unit containing two bedrooms, a full bathroom, a living room, and a kitchen. There
is a small stoop access in the front and the rear of each unit (concrete in the front, wood in the
rear). Each unit is approximately 723 square feet in size and are two bedroom/one bath
units. Roof finish is asphalt/fiberglass shingles, exterior walls are vinyl and windows and
doors are insulated. Interior wall and ceiling finishes are painted drywall; floors are carpet

and photographed; the other units are assumed to be in similar condition. Overall the units
are in average to good condition and appear to be systematically maintained. With that said,
there is no functional heating and cooling systems in the units. Each tenant is responsible for
their own heating and cooling systems, which are typically electric space heaters and window
air conditioning units.
