This home includes all appliances. Tenant is responsible for changing the air filter regularly. Tenant is also responsible for repairing or replacing the refrigerator, washer, dryer, and microwave if they stop working. The owner will be responsible only for A/C repairs if the system breaks down, but will not be responsible for any A/C issues caused by failure to change the air filter.
