The Estates at Royalton Push Pricing Boom in North Fork

The North Fork is on fire.
During the final quarter of 2021, median home prices on the Hamptons’ Long Island neighbor to the north reached their highest levels in sixteen years of record keeping, according to data from Douglas Elliman and Miller Samuel. Average prices also increased significantly.
This boom in demand and pricing is on full display in the new Estates at Royalton , an 11-home community offering new constructions ranging from $1.65 million to $2.3 million—pricing that was unheard of in Mattituck before the pandemic. To date, six of the 11 homes have already sold pre-construction, based on the floorplans and renderings alone.

Built by MarrCon Development Corporation, these luxury farmhouses showcase high ceilings, expansive great rooms, white oak solid hardwood flooring, Shaker-style cabinets, quartz countertops, a wine fridge, custom closets and much more.
Homebuyers have the option to add select features, such as a gunite pool, pool house, outdoor shower and smart lighting. They also have three floorplans to choose from: “The Breakwater,” “Aldrich” and “Charleston.”
