The luxury rental market in Colorado’s Roaring Fork Valley is reaching ever greater altitudes.

 

That much is immediately evident in The Collection, a newly published portfolio of properties currently on the market in Aspen, Snowmass Village, and Basalt, courtesy of Douglas Elliman Colorado. But while the stunning beauty, breathtaking surroundings, and elevated amenities of these featured homes speak for themselves, the agents who represent them have much to say about what makes this collection of rentals so exceptional.

 

“I think it represents the extraordinary heights the Aspen/Snowmass rental market has reached, both in pricing and in the depth of luxury inventory now available,” said Aspen-based broker Jamay Shook, noting that many Aspen/Snowmass homeowners were historically hesitant to rent their properties. “Today, a new generation of owners thinks differently. They view their homes not only as lifestyle assets, but as investment-grade real estate—and they want those assets working for them.”

 

Shook sees the pandemic as a pivot point that brought about a “dramatic shift” in the volume of high-priced inventory.

 

“Prior to COVID, there were only a handful of rental properties listed above $100,000 per month,” she said. “In 2026 so far, there are over 130 properties asking $100,000+. That level of inventory simply didn’t exist before.”

 

The Collection, Shook added, showcases the growing stature of Aspen/Snowmass among the world’s luxury rental markets.

 

“For years, there was a noticeable gap between the Aspen/Snowmass rental market and other ultra-luxury destinations like the Hamptons,” she said. “That gap has narrowed significantly. Aspen has matured into a globally competitive luxury rental market, and this publication reflects that evolution. Indeed, renters are apparently finding it harder to tear themselves away from the Colorado mountain experience.

 

“One of the most significant shifts we’re seeing is the length of leases,” said Shook, though she sees a financial factor. “While winter still brings one- to two-week holiday rentals, the City of Aspen now imposes a 22.35% short-term rental tax on stays under 30 days. As a result, many renters have realized it’s far more cost-effective to stay a month or longer—or secure a full winter season lease.”

She’s also seen a rise in clients looking to rent in Aspen/Snowmass full-time, including some who opt for “school-year leases” that allow them to travel internationally or relocate to places like the Hamptons for the summer months.

“Interestingly, many high-net-worth clients view long-term renting—even at $100,000+ per month—as a strategic financial decision,” Shook said. “With Aspen home prices at historic highs, some prefer to lease and keep their capital deployed elsewhere. They’re choosing flexibility, liquidity, and lifestyle—and Aspen offers all three in a way few places can.”

 

 

All Is Wellness

 

A key factor that distinguishes the properties featured in The Collection is the wealth of amenities—not just in terms of sophistication, but also in their focus on wellness.
