An exclusive new collection of townhomes is coming to downtown Delray Beach, a block from the South Florida enclave’s energetic Atlantic Avenue.
A collaboration between Kastelo Development and 4TRO Development, Casa Avenida comprises eight four-story residences that blend modern architecture with contemporary design and top-of-the-line amenities, from private elevators to elevated cocktail pools. Ranging from 2,804 to 3,336 square feet, the residences are currently in pre-construction sales with pricing anticipated to start around $3 million.
TJ Verdiglione and Nicole Melveney of the GVC Real Estate Team at Douglas Elliman are handling exclusive sales.
With design by RWB-Linares Architecture and interiors by Stef Leonel Interior Design in collaboration with Ava Gray Interiors, the open, light-filled residences all feature high ceilings, expansive windows, and seamless indoor-outdoor flow. Each includes a private elevator, two-car garages and two private terraces—one on the second floor and another on the fourth floor. The second-floor terrace boasts an elevated cocktail pool, and the fourth-floor terrace has an outdoor kitchen, as well as a balcony adjacent to an air-conditioned bonus room.
The design-driven approach, says Verdiglione, along with its prime location, promise a residential experience unlike anything currently on the market in Delray Beach.
“The distinction from the rest of the market is unmistakable,” he said. “While many developers continue to rely on conventional ‘white box’ architecture, Casa Avenida sets itself apart with a striking Anglo-Caribbean aesthetic that the Delray Beach community has long been yearning for. From curated textures to crafted sculptural finishes, these residences transcend the typical private home. They offer a true getaway that feels like an authentic tropical oasis in South Florida.”
Since sales launched in June, the project has seen a strong “overwhelmingly positive” response, Verdiglione said, with expectations for “even greater momentum as the season picks up and more prospective buyers arrive in the area.”
He added that the early enthusiasm demonstrates the resilience of Palm Beach County amid general concerns about “considerable softening across Florida.”
“In reality, much of this is location and project specific,” Verdiglione said. “We've continued to see steady traction in signed contracts and deals getting done. If Casa Avenida’s launch has told us anything, it’s that there remains strong demand from qualified buyers seeking high-end, new construction product.”.
