Douglas Elliman agent Kay Lawson grew up in Bridgehampton, Long Island, where both her parents were brokers at a family-owned boutique real estate company. From a young age, her passion for real estate developed right alongside her passion for horses. An avid equestrian, who took up the sport at age seven, she currently lives and competes in Wellington, FL and Sag Harbor, NY.
Kay specializes in equestrian properties in Wellington and the Hamptons, including farms, seasonal and annual rentals, investment properties, and second or third homes. Elliman Insider sat down with her ahead of her favorite Equestrian event of the year – The Hampton Classic – to discuss what to look for in an equestrian property and what she has learned from the sport.
Elliman Insider: What is a lesson you’ve learned while riding that has helped you personally?
Discipline and patience. It’s a humbling sport with dizzying highs and pitiful lows. You have to find depth and perspective to stick with it at moments, but that’s also what makes it so worthwhile when it goes well. A good analogy for other areas in life as well.
ElIiman Insider: You’re known for representing some of the best equestrian homes on the market, tell us about how your background in riding has helped you build that reputation.
Riding and being part of the equestrian community not only ties you into the network necessary to be successful in marketing and selling equestrian properties, but it also helps by giving you the precise knowledge that is unique to the sport and the lifestyle. From the type of footing to the distance from horse shows and everything in between, these details really make the difference in helping give your client the best experience possible.

EIliman Insider: What is a detail about your discipline that the lay person would never know?
Horses sense that they are competing, and the good ones enjoy it and are great partners. They help their humans out when we need them or when we make mistakes. It’s really amazing if you think about it how special the horse’s ability actually is. They are the true athletes in this sport.
ElIiman Insider: What is your favorite equestrian event of the year and why?
Definitely The Hampton Classic. It’s always been my favorite. I’m from the Hamptons and grew up competing in The Classic. There’s so much atmosphere and it’s such a high level of the sport in my hometown. All the best things in one place! It’s really one of my favorite weeks of the year.
EIliman Insider: What are the top three things to consider when looking to buy a horse property?
The first is location. Is it among other horse properties, close to horse shows, or in a horse community? Then you want to consider the size of the barn and the other horse amenities. For instance, footing, size of the ring, drainage, and is there an indoor arena for riding in colder climates?
