THE ARCHITECT
C.P.H. Gilbert erected this stunning fifty foot wide Beaux-Arts limestone mansion in 1902-1994 for Stuart Duncan, the crowning achievement of a series of superior structures he designed for his illustrious client list. A graduate of the Ecole des Beaux-Arts, Gilberts career was focused on mansions such as the E.C. Converse residence at 3 East 78 Street in 1895 and the Isaac D. Fletcher residence at 2 East 79 Street in 1895, among the many he had previously designed to great acclaim.
THE HISTORY
Stuart Duncan was a member of the family firm of John Duncan & Son, so fine architecture must have permeated the air. In 1912, Duncan built a palatial estate known as Bonniecrest in Rhode Island overlooking Newport Harbour, as well located as 3 East 75 Street is to Fifth Avenue and Central Park. Duncans estate in Roslyn, Long Island, was designed by McKim, Mead & White.
THE MANSION
This seven story residence has a limestone fa ade that is rusticated at the first floor, with an entrance bay and balustrade. Its classic lines lead the eye upward, where additional stories are set back and not visible from the street. A tall iron fence with limestone posts encloses the fa ade.
THE PENTHOUSE TRIPLEX
Comprising approximately 7800 interior square feet on three levels, and approximately 3600 square feet spread across six separate outdoor spaces, this palatial triplex penthouse combines the privacy of townhouse living off Central Park with the amenities and security of a doorman building.
The elevator opens directly into the apartments grand foyer and entrance hall which is flooded with light from the 998 square foot terrace at the foot of the entertaining floor. A row of glass doors leads from the living area to the terrace, also accessed from a bank of glass doors along the eat-in kitchen. With windows along the western and northern walls of the entertaining level and an additional terrace on the northern end of this floor, light pours into this dramatic open space.
An interior stair leads you below to the bedroom floor which can also be accessed by the elevator. With a master bedroom measuring 23 x 29 including two fireplaces - one in the bathroom, another in the bedroom - the suite is completed by two large dressing rooms, a rear terrace, and high-walled front terrace spanning across the entire bedroom, allowing tremendous light and great privacy. Four additional bedrooms, each with en-suite bath, complete this floor which features another terrace facing north off the rear bedroom.
With unparalleled Central Park views from the mezzanine level, a grand L-shaped terrace wraps around the top-most floor of this triplex. Ideal for a library or media room or easily converted into the master bedroom for those who wish to have a separation from the bedroom floor, this grand, split level top floor is truly flooded with light from three sides. Featuring a full bath, a row of sliding glass doors, and another terrace above the living space itself, this level is especially private as it can only be accessed by the interior stair. A phenomenal penthouse in the perfect location.
