Douglas Elliman’s Donna Soda, of the Sarasota-based Schemmel Soda Group, represented the buyer in the record-breaking $6.775-million sale of 1146 Blue Shell Loop in Wild Blue at Waterside Place, now the highest residential sale ever recorded in Lakewood Ranch. Closed in April 2026, the transaction set a new benchmark for the community’s luxury market and reflects continued demand for high-end newer construction homes throughout the Waterside district.

The sale also adds to Soda’s track record at the top of the Lakewood Ranch market. In addition to the record-setting transaction at 1146 Blue Shell Loop, she also represented the buyer in the community’s previous second-highest residential sale — the $6.3-million sale of 15420 Anchorage Place in The Lake Club.

Located within Wild Blue at Waterside Place, one of Lakewood Ranch’s premier luxury enclaves, the residence showcases the Sofia model by Stock Homes and reflects the growing appeal of contemporary waterfront living in the area. Newer construction inventory has continued to command premium pricing across Waterside communities, where buyers are increasingly prioritizing turnkey design.

“This home embodies a new standard of luxury in Lakewood Ranch,” says Donna Soda. “From its meticulously crafted design to the unparalleled lifestyle it offers, every detail is thoughtfully curated, setting it apart in the market. It was a privilege to guide my buyers toward such an extraordinary opportunity.”

Known for its expansive master-planned neighborhoods, golf courses, waterfront settings, and lifestyle-driven amenities, Lakewood Ranch has evolved into one of the Gulf Coast’s most competitive luxury residential markets. Waterside has seen accelerated growth as affluent buyers seek newer homes with close proximity to Sarasota’s dining, arts, and waterfront attractions.

The record-setting transaction also adds to the momentum behind the Schemmel Soda Group, which has surpassed $1.2 billion in career sales volume. As pricing continues to climb across the upper tier of the market, the sale signals ongoing confidence in the long-term value and desirability of luxury real estate within Lakewood Ranch and the broader Sarasota region.
