One Mansion, Four Sales: CNBC Details Senada Adžem’s Record-Setting Sales Streak with Delray Beach Estate

A month after Douglas Elliman agent Senada Adzem closed the sale of Palazzo di Lago in Delray Beach’s Stone Creek Ranch enclave, business network CNBC has produced a deep dive into how Adzem brokered four successive sales of the estate over five years, helping the property’s value to more than double.
The 30,000-square-foot, seven-bedroom, ten-bathroom estate was purchased in October for $37 million by actor and entrepreneur Mark Wahlberg. According to CNBC, that represents a 118% increase in price compared to its $17-million sale in January 2020. Citing Elliman Report data on average sale prices for a single-family luxury home in the country’s top luxury markets between Q1 2020 and Q3 2025, the network noted that the average in Delray Beach increased by more than 78%—well above the next-highest increase of 44%, in the Hamptons.
After representing the owners in the 2020 sale, Adzem went on to broker the property’s next sale, in 2023, for $26 million, a 53% increase. The third sale—which saw the property trade at the same price as part of the owner’s deal to purchase a larger property nearby—put the estate into the hands of developer Aldo Stark, of Prestige Design Homes, who began a massive multimillion-dollar renovation.
With the October sale to Wahlberg, CNBC noted, “Adzem pulled off an uncommon feat in real estate, selling the same house four times in five years in transactions totaling $106 million.”
When asked what propelled the estate’s dramatic increase in value, Adzem cited several factors, including the pandemic-era surge in demand and prices for real estate in South Florida; the exclusivity of the Stone Creek Ranch “micro-market,” along with the high profile of many residents; the tax benefits that are drawing wealth to Florida real estate; and, of course, Stark’s stunning renovation.
“[W]e were privileged to be able to guide this home through different evolutions and different owners and be able to add value to it,” Adzem told CNBC.
