For Palm Beach Agent and Equestrian James Faloni, Discipline Trumps Drive

James Faloni likes to get a jump on the day.
By the time most agents are starting theirs, Faloni has already mapped his out and filed away whatever the morning has revealed. Usually, he’ll say, it’s something worth knowing.
Between showings, closings, and the next pursuit, his call log keeps tabs. Clients with questions. Inspectors cementing timelines. An attorney flagging a detail. Mom.
It’s a steady, deliberate pace that works for the Palm Beach, Florida-based agent for Douglas Elliman. Within a year of joining the brokerage in 2023, shortly after graduating from the University of Miami, he closed his first million-dollar deal. Two years later, his sales are north of eight figures.
And yet Faloni isn’t in a hurry. He understands that moving forward requires knowing when to slow down.
His world stretches between Greater New York and Wellington, a lush equestrian enclave in Palm Beach County, Florida, where trust is currency and restraint earns respect.
Faloni grew up a competitive show jumper, a sport that demands discipline and patience while still requiring split-second reactions. It's a mindset that still shows up in how he works today.
“People say my patience trumps my drive, probably because I listen more than I talk.”
His approach, it turns out, has a following. After he helped a major client purchase her dream equestrian estate — a property he spent a year tracking down — the client returned with two oceanfront condominiums for sale. Faloni was her guy.
“Not everything happens on your timeline,” he says. “But it’s up to you to become someone people want to work with again.”
That instinct for deliberation isn’t new. As a kid, Faloni color-coded his weeks in pen and sticky notes: shows, assignments and after-school plans arranged into neat quadrants, the blueprint for his ambition.
Entrepreneurship runs in the family. His father owns a network of multifamily and commercial properties. His grandfather still runs the practice he built. When Faloni chose a self-made business over law school, no one blinked.
“I’ve always preferred structuring my own days,” he says.
What he has structured, quietly and deliberately, is a career built on a relationships that provide a foundation of trust. For Faloni, those relationships start with observation. He pays attention to what people say — and what they don’t — reading the room with the focus he brings to the arena.
“I’m constantly reminded how small the world can be and how important it is to treat people well,” he says.
The deals and the numbers have clout, but Faloni sees what can’t be bargained.
“The highest compliment is a referral. When a client shares my name with their circle, I know I did my job well.”
The best way forward, he says, is rarely the quickest.
