The word “renovation” doesn’t come close to capturing the recent transformation of the estate at 5315 La Crescenta Road in Rancho Santa Fe Covenant. With the complete replacement of every system in this 1994 home and the masterful redesign led by two of San Diego's most recognized names in luxury residential, the result is more accurately a rebirth that is, in every functional and aesthetic sense, a new home.
Now listed at $14,495,000 with Ian Arnett and Delorine Jackson of The Jackson Arnett Group at Douglas Elliman, the 8,334-square-foot, six-bedroom residence on more than four private acres represents trophy-tier opportunity in a market the median sale price is approximately $4.2 million.
“Today’s Rancho Santa Fe buyers want turnkey luxury, and 5315 La Crescenta delivers at the highest level," said Arnett. "With over $1 million in custom Habersham cabinetry and bespoke finishes throughout, this is a home where no detail has been overlooked. It’s a rare opportunity to purchase a residence that has been completed to perfection and is truly move-in ready.”
The estate’s transformation is thanks to a partnership between designer Susan Spath of Kern & Co., a Rancho Santa Fe resident whose award-winning practice has shaped the interior landscape of the Covenant for over three decades, and builder Greg Agee of Greg Agee Homes, who has set the standard for custom construction in the region for more than 30 years.
Spath's approach to the interior is apparent in the kinds of details Arnett noted. Each of the seven full bathrooms (plus a powder room) was designed with its own unique custom finishes, a decision that resists the production-line uniformity common in estates of this scale. A Lutron lighting system and integrated Savant smart-home platform manage the lighting, climate and audio throughout the residence. The primary suite operates as a private wing: separate his-and-hers bathroom sections, dual oversized walk-in closets and a fireplace. The two-story floor plan is expansive and light-filled, designed for both daily living and large-scale entertaining, with a secondary laundry room added to serve the scale of the house.
Outside, the expansive grounds were given the same ground-up treatment as the interior. With new landscaping that surrounds a fully redesigned heated pool, multiple outdoor living areas and a private tennis court, the compound feels like a resort set within property that affords genuine privacy. The home is located in the Rancho Santa Fe Covenant, the 6,200-acre Association-governed community established in 1928 and originally planned by architect Lillian Rice in the Spanish Colonial Revival tradition. Now home to roughly 1,740 residences on lots of two acres or more, the Covenant provides round-the-clock security, equestrian trails, golf, tennis and pickleball — amenities that have consistently attracted buyers who prioritize land, privacy and proximity to Del Mar and La Jolla above all.
In a market where available estates of this caliber are both scarce and persistently in demand, 5315 La Crescenta Road is a rare opportunity in Rancho Santa Fe.
