Report Summary

In Manhattan, while landlord concession market share has been falling since the beginning of the year, they still impact about one-third of apartment rentals. The vacancy rate has declined year over year for the eleventh time in twelve months. The median rent for studio and one-bedroom apartments continue to increase year over year while larger sized units declined.


In Brooklyn, rental price trend indicators continued to rise as use of concessions declined. Net effective median rent rose year over year for the sixth straight month while concession market share declined year over year for the fifth consecutive month.


Landlord concession market share fell by nearly half from April 2018 record in Northwest Queens. Net effective median rent rose annually for the third straight month as new leases rose year over year for the tenth time in eleventh months.
