Report Summary

For the past three months we have been seeing Manhattan rents rise a little even though the use of concessions by landlords continued to increase.  The June market showed us more vacancy with a little more marketing time and negotiability.

Brooklyn rents were higher in June than they were last year. As a result we saw more new leases signed as tenants pushed back on rent increases.  Luxury rents performed abetter than in recent months and marketing times were a bit faster overall.

Rents in northwest Queens increased with more new development units entering the market.  The 1-bedroom market was the most active,accounting for more than half of all rentals and having the biggest rent increases.
