Report Summary

The year over year market share of landlord concessions in Manhattan fell after forty-three consecutive months of increases. Rental price gains were more apparent in larger apartments as the quality of the housing stock rose, and luxury home buyers continued to seek out rentals as a temporary refuge from market uncertainty.

Brooklyn rental prices were more robust in smaller apartments as 1-bedrooms were the only segment to see a rise in market share. Like Manhattan, the market share of landlord concessions declined year over year, after thirty-five consecutive months of increases.

With rising new development market share in Northwest Queens, increasing rental price trends continue to be influenced by the shift to higher quality new housing stock. The impact of the much-discussed Amazon “HQ2” is not expected to have a material effect on the rental market for a few years.
