Report Summary

In Manhattan, rental price trends in the entry tier pressed higher, outperforming the high-end market. The net effective median rent rose year over year for the fourth consecutive month and landlord concession market share fell sharply, the third year over year decline in four months. All luxury price trend indicators moved higher than year-ago levels.
In Brooklyn, the decline in market share of rentals with concessions continued to accelerate. New leases rose year over year for the fourth time in five months as net effective median rent increased annually for the fifth straight month.

Landlord concession market share fell sharply from the year-ago record in Northwest Queens. Net effective median rent expanded year over year for the fifth time in six months.
