Sunset Park has quietly morphed into a real estate paradise for first-time homeowners and investors with patience. The active market in and around the park, whose elevation is the highest point in Brooklyn, continues to be strong with buyers paying all cash for brownstones near Eighth Avenue, now one of the city's four Chinatowns.

From the top floors, some homes have views of New York Harbor and the Lower Manhattan skyline. Finnish co-ops, originally built by and for the Scandinavian dockworkers that originally populated the neighborhood in the early 1900s, have affordable and well-built one- and two-bedroom apartments.

In the morning, the park is a sight to see. Through the year, hundreds of residents come out daily to practice Tai Chi. A public pool draws area families in warmer months. Fifth Avenue has become a popular shopping and food corridor leading to Bay Ridge. Eighth Avenue has a combination of Vietnamese, Malaysian, and Cantonese restaurants, banks, and bakeries.

The area's growth could catapult with the warehouse facilities on the Sunset Beach waterfront. Filling up fast with big-name tenants such as Jacques Torres Chocolate, the city-owned and managed Brooklyn Army Terminal has become a manufacturing hub. High-tech companies are moving into the other waterfront buildings as the community hopes a waterfront park open to the public soon replaces older and less-used industrial complexes. When this occurs, look for Sunset Park to experience another real estate boost.

CLASSICS AND INSIDE TIPS:

Dine: Ba Xuyen. Vietnamese sandwich shop serving what some say is the best Bahn Mi outside of Ho Chi Mihn City.

Do: Greenwood Heights Cemetery. Visit the graves of author Horace Greeley, artist Jean-Michel Basquiat, and mobster Albert Anastasia. The green fields and solemn headstones, some of sculptural merit, make for a spiritual experience.

See: Sunset Park. Climb the hill from Fifth Avenue without looking back. When you're almost to the top, turn around and face Manhattan. The entire skyline and harbor opens up before your eyes.
