Cannes 2026: Where Cinema, Culture, and Luxury Real Estate Converge

Each year, the Croisette transforms into the global stage of glamour, and the 2026 Cannes Film Festival once again confirmed that status. Over nearly two weeks, Cannes became the epicenter of cinema and international prestige, while also reinforcing itself as one of the most influential events in global luxury real estate.
With its star-studded premieres and nonstop global media buzz, Cannes once again became the focus of the luxury world. In a city lined with panoramic waterfront estates and sleek hillside villas, the festival turned the French Riviera into a global showcase for ultra-luxury living, drawing the world’s attention to the extraordinary homes lining the Côte d’Azur.
As thousands of filmmakers, entrepreneurs, investors and cultural icons arrived in the city, attention shifted again toward Cannes’ most prestigious enclaves, such as the hillside estates of La Californie and the waterfront residences overlooking the Palais des Festivals, as well as private apartments offering five-star hotel-style services and total discretion.
During the festival, these private residences transform into stages for hosting and deal-making. In Cannes, property ownership is often tied to access — a way to be part of the cultural and social energy that defines the festival season.
“The French Riviera remains one of the world’s most iconic luxury destinations, where lifestyle, glamour and international influence come together naturally,” said Fredrik Lilloe, Founder & Chairman of Douglas Elliman France.
The 2026 edition also reinforced the broader economic impact of the festival. Approximately 35,000 to 40,000 accredited attendees participated this year, alongside nearly 16,000 film professionals at the Marché du Film. More than 4,000 journalists covered the event globally, while 22 films competed for the Palme d’Or and around 125 titles screened across the official selection. Over the course of the festival, nearly 5,000 screenings took place, and the city itself welcomed as many as 230,000 visitors at peak moments.
Within this environment, Douglas Elliman continues to be at the intersection of global luxury and international investing. With a presence across key international markets, including France, Monaco and St Barts, the firm serves clients whose property decisions are influenced by cultural moments such as Cannes, where lifestyle and real estate naturally converge.
Among Douglas Elliman’s exceptional properties reflecting Cannes’ blend of privacy and Riviera prestige are three standout estates currently capturing international attention.
