Dream Homes

NoHo $3.1 million

Plowing through piles of real-estate listings, we see plenty ofthe same phrases over and over, even among the dreamiest of Dream Homes. However, we must say that tilting "clerestory windows" is not one we've had the pleasure of encountering before (the definition: windows set high in a wall to increase a room's feeling of spaciousness by allowing more light). Yet such is just one ofthe features (in the master suite) of this 3,100-square-foot renovated co-op loft. There are three bedrooms total, as well as a home office, a newly equipped open chefs kitchen and an "unbelievable" amount of closet space (plus extra private storage space in the building's basement). Oh, and that master suite also includes a Jacuzzi and a two-person "wet/dry sauna." Agent:

Julia Hoagland, The Corcoran Group, (212) 500-7031.

Southampton, L.I. $6.5 million

For those of you who don't fancy yourself "Hamptons people," this pond-front home promises a slightly more Mediterranean feel. At more than 6,000 square feet — and set on 1.6 acres of prime, south-of-the-highway property — this Traditional certainly isn't subdued and modest, but it is plenty comfortable. The interior highlights include an open living area with a fireplace and fantastic water views, and a master suite with more ofthe same (plus five other well-proportioned bedrooms). And the "lovely" landscaped grounds feature a heated Gunite swimming pool and a tennis court — after all, this is the

Hamptons. Agent: Angela Boyer-Stump, Hampton Country Real Estate, (631) 537-2000, ext. 315.

Peconic, L.I. $2,695 million

It may seem a bit too soon (and too cold) to be fantasizing about summers on the beach, but why not indulge a daydream and consider this renovated twostory bay-front house on the North Fork. Located at the end of a private lane, the property includes two separate lots — in addition to the main house with four bedrooms, two bathrooms and a massive living/dining area with fireplace, there's a two-car garage with an upstairs apartment that has a living/dining room, kitchen, bedroom and bath. There's also easy access to the beach and panoramic views of the water from a "beautiful" wraparound

porch. Agents: Eileen and Jim Tonsmeire, Prudential Douglas Elliman, (631) 765-5005, ext. 217.

Upper East Side $7.5 million

Almost every brochure likes to claim the apartment it's promoting is "rarely

available," but to find a condo this size on this stretch of Fifth Avenue is pretty rare indeed. A combination of two units — one atop the other — this 2,601square-foot duplex residence boasts three bedrooms, three

bathrooms, a "sweeping" staircase, vaulted ceilings, great views of Central Park and a

wraparound terrace. The real highlight, however, is the glassed-in temperaturecontrolled solarium, where you can commune in comfort and enjoy the feeling of the outdoors without having to endure the elements.

Agents: Mark Levine, Jacky Teplitzky and Lissete Sevilla, Prudential Douglas Elliman, (212) 965-6036, (212) 891-7263 and (212) 891-7743.
