Carroll Gardens Real Estate

The three overlapping neighborhoods of Carroll Gardens, Cobble Hill and Boerum Hill have morphed, in name only, into BoCoCa. A classic "brownstone Brooklyn" neighborhood south of downtown Brooklyn, Carroll Gardens has become one of the most celebrated new restaurant districts in the city, boasting high-end dining, laid-back bistros and a vibrant nightlife on Court, Atlantic and Smith Streets (the latter has long been known as "restaurant row"). Upscale shopping, antique and clothing boutiques, bookstores and old-school grocery stores are interspersed with the trendy neighborhood dining spots.

The neighborhood retains some of its European flavor despite the modern and trendy restaurants, outdoor cafes, bakeries, bars, and antique and clothing shops that line the main commercial streets. Off these bustling thoroughfares, calm, tree-lined streets have for decades been home to young families and singles in handsome, well-restored townhouses and row houses, many with attractive gardens and patios at the front and back. The Carroll Gardens Historic District includes some of the borough's finest brownstones with large front gardens. To attract more residents, three- and four-family houses are being converted into their original one- or two-family configurations.

Between Carroll Gardens and Red Hook, around Columbia, Hicks, and Henry Streets, the vibe is more low-key and housing is a bit more modest, but the neighborhood affords a gorgeous view of New York Harbor. It's a quick bike trip down the quiet streets to nearby Prospect Park–with its 585-acres of green lawns, lakes, a tennis center and seemingly endless recreation opportunities –and bridges to Manhattan, and the F subway line stops in the center of the neighborhood as well.
